what a lease addendum actually says

A landlord sends this partway through a lease, when something has changed: a new occupant, a dog, a parking space, a different rent.

It is 2 pages, it is binding, and it quietly leaves the whole original lease in force behind it.

an example residential lease addendum, 2 pages. every name, company and number in it is invented.

ADDENDUM TO RESIDENTIAL LEASE AGREEMENT

This Addendum is made on August 24, 2026 between Cascade Ridge Property

Management LLC, an Idaho limited liability company (the "Landlord"), and

Naomi Ferreira (the "Tenant").

The Landlord and the Tenant signed a Residential Lease Agreement dated

March 1, 2026 (the "Lease") for the premises at 4210 North Larkin Avenue,

Apartment 3B, Boise, Idaho 83702. The Lease runs 12 months and ends

February 28, 2027. This Addendum amends the Lease as set out below.

1. Effective date

This Addendum takes effect September 1, 2026. Until that date the Lease

applies as written.

2. Additional occupant

Daniel Okonjo is added as an occupant of the premises from September 1,

2026. He is not a tenant under the Lease, has no right to renew it, and may

not assign or sublet. He must complete the Landlord's occupant application

and pass the same screening the Tenant passed. The Tenant remains solely

responsible for the rent and for any damage caused by an occupant or guest.

The occupancy limit for the premises is now 2 adults.

3. Pet

The Tenant may keep 1 dog at the premises: a female Labrador mix named

Juniper, 4 years old, 42 pounds, licensed with the City of Boise as licence

number 20260714. No other animal may be kept, and Juniper may not be

replaced without the Landlord's written consent. The dog must be leashed in

all common areas, may not be left alone on the balcony, and its waste must

be removed from the grounds the same day.

4. Pet deposit and pet rent

The Tenant will pay a refundable pet deposit of $350 on or before

September 1, 2026. It is held with the existing security deposit of $1,650

and returned on the same terms. The Tenant will also pay pet rent of $35 per

month, due with the rent on the first of each month. Pet damage beyond

normal wear is charged to the Tenant, and the pet deposit does not cap that

liability.

5. Rent adjustment

Monthly rent increases from $1,650 to $1,735, starting with the rent due

October 1, 2026. With pet rent and parking, the total monthly amount due is

$1,830. Rent is late after the 5th of the month, and the Lease's late fee of

$50 is unchanged.

6. Parking

The Landlord assigns the Tenant parking space number 14 in the rear lot from

September 1, 2026, for $60 per month. The space is for 1 operable,

registered vehicle. Repairs, storage and vehicle washing in the lot are not

permitted. The Landlord may reassign the space with 30 days written notice.

7. Renters insurance

The Tenant will keep renters insurance with at least $100,000 of liability

coverage, naming the Landlord as an interested party, and will give the

Landlord proof of coverage within 10 days of the effective date above.

8. Utilities

Water, sewer and trash remain included in the rent. Electricity and internet

remain the Tenant's responsibility. Nothing in this Addendum changes how any

utility is billed.

9. The rest of the Lease is unchanged

Every other term of the Lease stays in force, including its term, its

renewal terms, and its rules on notice, entry, and repairs. If this Addendum

and the Lease conflict, this Addendum controls. This Addendum may be amended

only in writing signed by the Landlord and the Tenant, and is governed by

the laws of the State of Idaho.
